Property development and renewables

The Greener Group helps advise builders, developers and self-builders on new-build, renovation and refurbishment projects. We design and install a range of renewable energy systems depending on the project brief. Whether a residential or commercial development, integrating the right renewable heating or energy system will improve the overall performance of the property. It can help to meet building regulations such as part L and provide a more comfortable, cost effective and energy efficient property.

But what are the benefits to installing the technologies during building or renovation?

Financial Benefits

One of the main advantages of a renewable system is the ability to save – and make – money. On a domestic scale, a homeowner could see their electricity bills decrease by around £300 a year through use of a 4kW solar photovoltaic (PV) system. Couple this with over £220 annual of Feed-in-Tariff (FIT) and deemed export payments and the project starts to look tempting for developers looking to give their houses a unique selling point.

That’s exactly what Berry Smith Developments aimed to achieve when they approached us last year. Whilst in the process of building two houses to add to their portfolio – and after seeing our extensive domestic portfolio – they asked us to add 16 solar panels to each roof. Berry Smith has now sold one of the properties and the homeowners benefit from sunshine fueled energy all year round.

It’s important to remember that savings are not just limited to solar PV – heating your house and hot water with a renewable technology such as an Air Source Heat Pump or Biomass boiler comes with their own benefits.

For housing developments further from populated areas, builders can sometimes be faced with extensive costs to install gas mains lines. This can lead to properties using oil or LPG heating systems – which is costly.

A way to tackle this would be to provide alternative heat within the property such as using heat pumps. There are a different types of heat pumps including Air Source, Ground Source and Solar Assisted. They all offer attractive savings on running costs for the end user and can be installed simply when compared to oil and LPG.

Whether a new build, a renovation or extension  The Greener Group has a number of case studies for heating projects.

Design Aspects

Whilst many houses are built for functionality, there are developers looking to refine their designs.

During a new build renovation, builder Alex Braun approached us to tackle a heating problem. The extension had no heating, but radiators were out of the question due to the design. After further discussion, underfloor heating suited requirements and The Greener Group successfully integrated the new underfloor heating circuit with the existing radiator and gas combi-boiler system.

Underfloor heating is an ideal solution for new-build, extension or renovation projects and operates very efficiently with a low temperature heating system like an air source heat pump.

Corporate Social Responsibility (CSR)

The benefits of renewable technologies aren’t limited to smaller scale projects – and they may not always be financial.

By working with SPIE UK, we helped find the best solution for Cheshire West & Chester Council’s new leisure Northwich Memorial Court Leisure Centre development. This took into account their aims relating to climate change and sustainability. The building has been projected to save a whopping 18,172kg in CO2 emissions a year – all from a 50kW PV system!
